TERMS AND CONDITIONS FOR MONTHLY TENANTS

Allen House is a commercial hotel where tenants can book in and out on a calendar monthly basis. You the customer can decide whether to take the standard inclusive package, or we can supply cleaning, intruder alarms, parcel reception, and maintenance services. This allows you to concentrate on your customers and to expand your business. All tenants should appoint their own FIRST AIDER, SAFETY AND PERSONEL OFFICER.

ELECTRICITY
Our rental charges include reasonable electricity usage. All units are metered separately and extra usage will be invoiced on a monthly basis. Allen House dose not except any liability for loss of income to the tenant for any power failures weather caused by Eastern or Allen House. Allen House reserve the right to switch off the power supply to any unit for repairs or failure to comply with any of our terms, or pay as instructed. Tenants with “power sensitive” equipment should connect at their cost an uninterruptible power supply (UPS) to protect their equipment. The tenant is not permitted to add or alter the electrical wiring.

WATER
The general water rates are included in the rental charges. Units with their own water supply will be invoiced separately depending on their usage on a monthly basis. Should a Tenant not require water then they have the right to have it turned off.

REFUSE COLLECTION
Our rental charge includes the collection of three black bin liners per week on a regular basis. Special arrangements can be made for large quantities or special waste, unless specifically confirmed in writing no hazardous products or waste must be brought into the building or disposed of within the refuse system.

CLEANING

The cleaning of communal toilets and hallways are carried out on a regular basis. Tenants can enjoy our cleaning services to their offices for our standard monthly fee.

RATES
The rental charges include commercial rates or community charges.

RENTS
All rents are set each April when a reviews is carried out to take account of council rate increases and service costs. All rents and fixed services are payable by standing order, in advance, on the 1st of each month, which applies to that month's rent. Failure to pay rent may result in all utilies being withdrawn, or confiscation of contents of office and sold to to cover costs.

INSURANCE
Rents include building insurance. However, tenants will need to insure their own stock and contents, plus public liabilities.  The Tenant must not do or permit anything which may prejudice or increase the building insurance premium or policy.

DEPOSIT
As a guide, one month’s rent will be retained as a holding deposit. This is refundable, but only if the tenancy is 12 months and over. Should the tenancy be less than 12 months, the deposit will be forfeited. Note that unit dilapidations or outstanding charges will be deducted when checking out. The deposit is held without the liability for interest.
 
LEGAL COSTS
A charge will be made for solicitor's fees when the lease is drawn up.  This will be a minimum charge of £250 +VAT (unless legal work is protracted, in which case it will charged as incurred), and deducted from the deposit when checking out.
 
CAR PARK
Car parking is provided for all our tenants and customers; we do not allocate parking spaces. Tenants must park between the north fence and East 3 entrance or the fence line of Wills builders merchant, in parking bays and must not obstruct any other vehicles or rights of way, and park at their own risk. No Vans larger than 5 cwt to park in bays directly in front of building to the east and the car park road. NO OVER NIGHT PARKING. Tenants must observe all the landlords’ direction and parking sign.

SMOKING
Allen House is a non-smoking building whether in your own office or the common hallways.  For those that smoke please use the smoking shelter by the car park. Please do not smoke by any of the entrances to Allen House.

SIGN
Allen House is a listed building and all signs will be of a standard type painted and erected by us. No other signs will be permitted.

CHECKING OUT
When checking out tenants must give 45 days notice in writing. Tenant pays up to confirmed notice date by landlord, but vacates 5 working days earlier, to allow maintenance team to redecorate.

MAINTENANCE
We offer a full maintenance workforce including plumbers, electricians and carpenters who carry out various tasks from installing an extra socket to putting up a shelf, or forming an internal office.

KEYHOLDING
SectorGuard are responsible for the security to Allen House, and one of their guards will attend all intruder alarm activations, for false alarms there will be a charge of £35 for the first hour, and £25 per hour thereafter.
